I will make one suggestion though . Make darn sure you have an airtight easement for your road that crosses the neighbors land . Those can end up in court if he sells and the new owners take exception to you crossing their land . Believe me it's a bad deal if you end up in court . :? Dave

Thanks Dave-

That was one of my big concerns. I did a bunch of investigating, and the county has a permanent easement for the driveway on record, that has been in place for 40 years. Due to the topography of the area, it is the only practical method of ingress and egress, and the permanent county easement combined with the land-lock laws in Minnesota ensure that there would be no possibility of 1) getting rid of the drive, and 2) it is required by law that the property owner (neighbor) must keep the driveway clear and accessible. Additionally, the easement is clearly listed on the last 40 years worth of deeds for both properties. The real estate attorney we spoke with said it is as airtight as one can get with an easement, and that he could see no way of ever getting rid of it.

Congratulations on your soon-to-be new home!!! Hope Monty has a coat for Minnesota. He'll be spending a lot of time outside checking out the new 'yard'.

We are.. Rosemount.. right next to Coates! :) We'll have to give that a try.

Still waiting to get the executed purchase agreement from the bank. What a pain. But some good news- it appears the septic system is less than 5-years-old, and so it does not have to be re-certified. Woohoo! :)

Well, we passed the inspection (a few issues, most of which are DIY kind of fixes, so it wont cost much to get it in good shape). Next week we have the septic/well inspection and appraisal. If it all goes through OK, we'll be closing in a few weeks! Woohoo! :)

So here is what would be Monty's new back yard.. basically everything you can see in the picture is part of the property. The tall tree in the middle is about 450' away, and is 75' in front of the back property line. Just to the right of and behind the tall tree you see a shorter tree- that is right on the back property line. Think Monty will like it? ;)

Looks absolutely beautiful. I'd get that shock collar good and ready though - Monty will have a ball sniffing around all those woods and it looks like you could lose him pretty quickly..
